A garden room is priced on its specification, not its floor area alone. A compact, simply-finished office and a large, highly-glazed studio with full services are very different builds, even at the same size. The cost is driven by the things you cannot see as much as the ones you can: the insulation and glazing that make it usable in January, the power, data and heating run out to it, and the base it sits on.
